House Rules
By making a reservation with us - whether directly or through any of our partners (including Booking.com, Airbnb, and others) - you acknowledge and agree to fully comply with our House Rules. This includes SOLARTE House Rules, the building community rules set by the respective building management, and all DTCM (Department of Economy and Tourism) regulations for Holiday Homes. Please ensure you are familiar with these rules prior to your stay, as they are designed to ensure your safety, protect the property, and maintain a pleasant environment for all guests.
Any violation of the House Rules may result in penalties, deductions from your security deposit, or immediate termination of your rental contract and reservation. We reserve the right to take such actions at our discretion should any substantial or repeated violations occur.
Your cooperation is greatly appreciated. These rules help us maintain the high-quality standards of our properties and ensure a comfortable, enjoyable stay for everyone.

We’re delighted to welcome you! As our guest, you'll enjoy full access to the building’s exceptional amenities, including a state-of-the-art fitness center, a sparkling swimming pool, an allocated parking space, and 24/7 building reception, security, and maintenance team for your peace of mind.

We are excited to host you! This property is a registered holiday home apartment, and to ensure a seamless and enjoyable stay for everyone, we kindly ask that you review and follow the guidelines below.

✔️ Early check-ins, late check-outs, and half-day rates may be possible depending on availability and may incur an additional charge.
➤ Guest Registration: To ensure a smooth check-in, all guests must provide soft copies of their passports at least 48 hours before arrival, as required by UAE law. This is essential for DTCM registration and building management approval. The check-in is only possible upon receipt of the passport copies, late documents submission may delay the check-in time. Rest assured, your information will remain confidential and will not be shared with anyone else.

➤ Unregistered Guests: For safety and compliance, only the guests listed on the reservation are permitted to stay.
➤ Maintenance: Please let us know quickly if anything is damaged or broken, so we can fix it for you and for the next guest.
➤ Guest Obligations:
The Guest agrees to:
✔️ Maintain cleanliness, keep the property in good condition, and promptly report any damages, defects, or maintenance issues to the Operator.
✔️ Abide by the Building Management Rules, DTCM Regulations, and the Operator House Rules. Breaking the rules may result in immediate cancellation of the reservation with no reimbursement.
✔️ All furniture, fixtures, and equipment must be returned to their original placement before check-out. Guests are requested to refrain from moving furniture between rooms or relocating bulky items, as this may cause damage to the property.
✔️ Whilst we make every effort to provide all necessary safety measures to ensure a secure environment, guests are responsible for ensuring that no personal items are left behind at the property. The Operator is not responsible for any personal belongings that are lost, stolen, or left behind during or after the stay. We kindly encourage guests to double-check the property upon checkout.
➤ Unauthorised Late Check-outs: Please note that unauthorized late checkouts disrupt our cleaning schedule, impact the next guest’s arrival, and may result in the next reservation cancellation. Therefore, a fee of 500 AED per each started hour will apply to any unauthorized late checkout.
➤ Smoking Policy: All our properties are strictly non-smoking. Smoking of any kind - including cigarettes, shisha, and vaping - is prohibited inside the residence. Any evidence of smoking will result in a AED 25,000 cleaning and odor-removal fee, which covers duct cleaning, deep cleaning of furniture, air ozone treatment, and any additional measures required to restore the property to its original condition. Kindly respect this policy to avoid penalties and to ensure a pleasant stay for all guests.
➤ Pets Policy: Unfortunately, pets are not allowed. Bringing a pet may result in additional cleaning fees and immediate cancellation of the reservation with no reimbursement.
➤ No Parties and Events: All our properties enforce a strict no-party policy. Any unauthorized parties or gatherings are strictly prohibited and may result in immediate termination of your stay without a refund. In addition, a fee of AED 50,000 will be charged to cover odor removal, duct cleaning, deep cleaning of the apartment, and furniture.
➤ Quiet Hours: Please respect our neighbors by observing the designated quiet hours in each community.
➤ Important Notice: As part of the booking process, all guests are required to sign a rental agreement prior to check-in, regardless of the length of stay. This agreement includes all of the house rules outlined above and ensures a clear understanding to facilitate a smooth and enjoyable stay.
➤ Liability:
✔️ The Operator shall not be held responsible for any personal injury, accidents, theft, loss, or death of any person, or any damage to the Guest’s belongings during the stay.
✔️ The Guest is liable for the cost of any damage to the property or its contents beyond normal wear and tear. For tangible damages, the security deposit is used at first, and the Guest shall pay the remaining amount upon first request.
✔️ Lost Access Cards, Parking Cards, Access Fobs and Keys: The Guest is responsible for returning all access passes, keys, and any other provided items upon check-out. A 500 AED replacement fee applies for lost or damaged access/parking cards, fobs and keys.
✔️ An inventory and property condition inspection will be conducted before the Guest’s arrival and after departure to assess any damages.
➤ Access to Building Facilities: Your booking is for the apartment itself, fully managed by our company. Access to the building’s shared areas and amenities (such as the pool, gym, and common spaces) is provided by the building management at their discretion as a complimentary extra. Occasionally, these facilities may be unavailable due to maintenance or other works arranged by the building management, which is beyond our control and does not entitle guests to cancellations, refunds, or compensation.
➤ Surrounding Environment: Please note that the apartment is located in a vibrant area, so occasional noise from neighbors, construction, or local events may occur. This is beyond our control and does not qualify for cancellations, refunds, or compensation.
➤Housekeeping & Supplies:
✔️ This self-catered private apartment is a registered holiday home.
✔️ Welcome package: we provide a generous complimentary essentials package at the start of your stay.
✔️Replenishing supplies is up to you based on your usage. For your convenience, extra supplies can be arranged upon request as part of extra housekeeping services.
✔️ Additional housekeeping services, with or without linen and towel changes, are available for a fee. Please request in advance.

We want you to feel at home! Here’s what we provide to make your stay extra comfortable:
✔️ Kitchen essentials: Dish soap, hand soap, fresh sponge, kitchen towels, waste bags, dishwasher & laundry pods, and essential cleaning products.
✔️ Welcome pack: Bottled water, coffee & tea supplies, spices, and thoughtful extras.
✔️ Toiletries: Full-size hand soap liquid, shampoo, conditioner, and shower gel, plus ample toilet paper and face tissues.
✔️ Fresh linens and a full set of towels in various sizes – bath towels, hand towels, face towels, and even pool towels are provided for your comfort.
✔️ Baby Equipment - For properties where baby equipment is advertised, we are happy to provide a baby crib, highchair, bathtub, and cutlery free of charge. Please provide at least 48 hours’ notice so our team can arrange these items for you, subject to availability.
